Senior Housing Fund

Why Invest in the Senior Housing Fund?

  • Capitalizes on the impending flood of retirees and an aging population
  • Anticipates a consistent 6% to 8% yield, distributed quarterly, and a projected 16% gross IRR
  • Offers a partnership with an experienced and proven sponsor/operator of senior housing and multifamily communities

The Opportunity:

Unprecedented Demand for Senior Housing

  • Senior population to grow by 36% over next ten years
  • 10,000 baby boomers (born between 1946-1964) will be retiring every day for the next 20 years
  • Retirees are gravitating to the Southeast, with Florida #1
  • Economists anticipate an annual demand for 100,000 units of rental senior housing; in 2016, only 11,000 units were delivered
  • The Fund capitalizes on these unprecented demographics in both product type and geography

Senior Housing Fund

The Lloyd Jones Senior Housing Fund (the Fund) is a private investment vehicle targeting $100 million of equity commitments to invest in senior housing communities throughout Florida, Texas, and the Southeast. The Fund is managed by an experienced Sponsor with a strong track record and an award-winning property management arm.

The Fund plans to invest in cash-flowing properties that are currently age restricted (55+) or that can be converted to senior housing. It will also consider fully entitled development projects based on risk-adjusted returns. The Fund will add substantial value to properties through renovation, re-branding, and strong management.

Senior Housing Fund model

Amenity-rich rental communities - designed for the active senior.

The Senior Housing Fund properties will be amenity-rich, multifamily communities designed specifically for residents 55+ years of age. Elevatored buildings and single-story cottages will all have access to large clubhouses providing abundant social, educational, and wellness activities. Amenities will include continental breakfasts and frequent happy hours to encourage resident interaction. Concierge services can arrange à la carte options such as housekeeping and meals (provided by a third-party vendor).

Unique focus on affordability - because this is where the demand is

Unique focus on affordability - because this is where the demand is.

Unlike today’s exclusive, ultra-luxury senior housing options that cater to very high-income residents, the Senior Housing Fund will focus on providing affordable rental housing for “Mainstream America.” The properties' rents will be structured to be affordable to the middle-income senior and offer abundant amenities to facilitate and encourage a happy, healthy, and fun lifestyle.
